Termination Notices for Nebraska Farmland and Pasture Leases

Ending a farm lease the right way is as important as signing one. In Nebraska, verbal cropland leases must be terminated with written notice at least six months before the lease year ends — typically by September 1 for leases ending the following February 28/29. Written leases follow whatever consequences are outlined in the contract itself. If an unwritten lease isn’t properly terminated, the tenant may retain rights into the next lease year.
For pasture leases — often May through October — Nebraska case law indicates that no six-month notice is required for unwritten agreements, though written terms should still address termination and responsibilities.
